Anyone estimating from a model knows this. The quantities come out in minutes and are only as good as the types behind them. A wall exported as a generic object just isn't there, and nobody opens every object the week the estimate is due.
One case on our Try page: an apartment building's architectural and structural models. Yesper took the quantities off by IFC class and type. The water closet type held 96 objects, only 40 of them water closets. The chase and wet walls went out as generic objects and never reached the takeoff.
The fix goes back to the architect before anything is priced. The missing walls show up in the takeoff, not in the buyout. Same for the rest of the Try page: a quantity takeoff from drawings, cost by building element, a detailed estimate by work package.
