Heat pump settings record, Birch Gap Public Library
Owner's leave-behind record for the two geothermal heat pumps at the Birch Gap Public Library, listing the factory default, the manufacturer's range, the value at owner turnover, and every later change for 24 settings. Five settings have changed since turnover. One change has no logged reason and lines up with this summer's work orders for humid meeting rooms.

Summary
Changed, no reason logged · item 1.7
HP-2 fan was switched to ON through the BAS, and a setpoint change masked it
HP-2 fan mode went from AUTO to ON on Jun 2, 2026 from the shared bas_admin login, with no reason logged (BAS change log, line 1,207). Nine work orders for humid, clammy meeting rooms followed through Jul 30, and weekly zone humidity rose from about 52% to 64–67%. On Jul 14 City facilities lowered the HP-2 cooling setpoint from 74°F to 71°F. The fan kept running between cycles, and humidity stayed at 60% or higher until mid-September.
Action: set HP-2 fan mode back to AUTO and the cooling setpoint to 74°F, and find out who used the bas_admin login.
Outside IOM range · item 2.2
A temporary dry-out setting for the aux heat was never reset
The aux heat on-delay has been 2 min since startup, outside the IOM's recommended 10–30 min (IOM p. 31). The startup report says the value was temporary for drywall finishing and would be reset at the first service visit, but the Apr 9, 2025 visit did not change it. The strip heaters logged 318 hr on HP-1 and 296 hr on HP-2 over the first winter.
Action: set the factory default of 15 min and log the change.
Disabled · item 3.1
HP-1 second stage has been locked out since the March service call
Stage 2 on HP-1 was disabled on Mar 18, 2026 while troubleshooting a high-pressure lockout, pending a water flow check (service report p. 5). No later entry shows it re-enabled. On first stage HP-1 delivers 43.5 MBH of cooling at 90°F EWT (IOM p. 61) against a 54 MBH design load for the reading room. The BAS trend shows the reading room 2°F or more above setpoint on 41 afternoons from June through September.
Action: confirm the water flow check was completed and re-enable stage 2 on HP-1.

Method
Factory defaults and ranges were taken from the settings tables in the IOM. Where the IOM gives a recommended range narrower than the adjustable range, the recommended range is used.
Turnover values were taken from the startup report and checked against the signed owner turnover form.
Later changes were taken from the BAS change log, with name and reason added from the service reports and work orders. A change with neither is marked No reason logged.
Work orders were tied to settings by date and by the zone each unit serves.
Zone humidity is the weekly average of the 15-minute trend from the HP-2 zone sensor. An afternoon above setpoint is a day when the reading room was 2°F or more above the cooling setpoint between 1:00 PM and 5:00 PM.
Assumptions and limitations
The BAS logs changes made at the thermostats and through remote login. The installer and City facilities share the bas_admin login, so the log does not show who made the Jun 2, 2026 change.
First-stage capacity is the IOM catalog value at 90°F EWT and rated airflow. Actual capacity depends on loop temperature and airflow.
Airflow, water flow and refrigerant readings are recorded as found in the startup report, which follows the verification items in ANSI/ACCA 5 QI (HVAC Quality Installation Specification). They were not re-measured for this record.
IOM values, freeze protection setpoints and startup readings are taken as stated in the documents. A qualified HVAC technician should confirm them against the unit IOM before settings are changed.
Ventilation and outdoor air settings are not part of this record.
