Framing and drywall labor hours vs. schedule, Mill Bluff Apartments

The framing and drywall subcontractor's labor-hour budget is spread over master schedule Rev C level by level, showing where the framing front and the drywall front are each week and how many workers they need. From Level 4 up, the schedule drops the MEP rough-in week between the fronts, and at current crew sizes the last drywall is hung the week of Mar 1 instead of Feb 8.

Summary

Schedule logic

From Level 4 up, the rough-in week is gone

Levels 1–3 have one week for MEP in-wall rough-in and inspection between framing and drywall, as OAC meeting 7 requires (item 7.4). On Levels 4, 5 and 6, hanging starts in the rough-in week (Rev C, p. 2). In the week of Jan 4 the hang crew is also scheduled on Levels 3 and 4 at once.

Action: restore the rough-in week from Level 4 up and rerun the finish date.

Crew loading

Week of Jan 4 needs 13.7 workers; crews total 9

The drywall front has 390.2 budgeted hours on Levels 3 and 4 in one five-day week, which is 9.8 hangers against a crew of 5. The holiday weeks of Dec 21 and Dec 28 have 3 and 4 workdays and need 11.3 and 10.6 workers.

Forecast

At current crews, drywall finishes the week of Mar 1

With 4 framers, 5 hangers and one rough-in week per level, framing finishes the week of Feb 1 and drywall the week of Mar 1, three weeks behind schedule. More hangers alone won't recover it: with 4 framers the best case is the week of Feb 22. Getting back to Feb 8 takes 5 + 7 or 6 + 6.

    Method

    1. Budget hours were read by level and line item: quantity × labor unit, summed into a framing total and a hang total per level.
    2. The schedule bars for framing, MEP rough-in and inspection, and drywall hang were read level by level and week by week, together with the crew row (framing 4, hang 5) and the non-work days.
    3. Each level's hours were spread over its scheduled weeks by workdays. Workers needed = hours ÷ (8 hrs × workdays).
    4. Where hanging falls in the same week and on the same level as rough-in or framing, the cell is flagged against the requirement in the OAC minutes.
    5. The forecast lets each crew work level by level at its size. Drywall can start a level once framing is complete and the rough-in time has passed.

    Assumptions and limitations

    • Budget hours are used as actual hours, with no productivity factor or learning curve.
    • The labor units are the bid estimate's own. The board units (D-1 is 0.025 hrs per SF of wall, both sides) sit above common published labor references for single-layer board, which may be reasonable for small apartment rooms; an estimator should confirm them against current cost data.
    • 5/8 in. Type X board on all partitions is the estimate's choice; codes require it only in rated assemblies. The day after Thanksgiving as a non-work day follows the schedule and depends on the labor agreement.
    • 8 hours per workday per worker. No overtime or Saturday work.
    • Rough-in and inspection take one calendar week per level regardless of holidays.
    • No sick days, weather days or material delays. Drywall starts no earlier than the week of Nov 30, as scheduled.
