Coordination review, Depot Street Residences, Willow Station, Kansas

Ten construction document packages for the 48-unit Depot Street Residences were read against each other, 275 sheets and pages in all. The review found 16 places where the documents contradict each other, rely on an outdated background, or lack a condition another package depends on. Five are high impact.

Closers deleted at unit entry doors, citing an NFPA 13R system the code analysis does not show

Hardware Set 07 omits closers on 48 unit entry doors because the building is “protected by an NFPA 13R sprinkler system” (Section 08 71 00, p. 14). The code analysis on G-001 and the design criteria on FP-001 both call for NFPA 13 throughout, and the LS-103 legend shows unit entry doors as self-closing.

Question to the architect and the fire protection engineer before hardware is ordered.

Ratings and the sprinkler standard are quoted from the documents. Whether they are right for the building is for the fire protection engineer and the AHJ to confirm.

Plumbing · Electrical · Architectural

Plumbing and electrical plans for Levels 3–5 use the Rev 1 architectural background, two revisions old

Title blocks list A-103 to A-105 Rev 1 (08/28/2026) as background. Rev 2 moved the baths in Units 304 and 305 and shaft S7 2'-0" north. On Levels 3–5, 6 shower drains and 6 water closets land in the entry hall, and the waste stack in S7 sits 2'-0" from the exhaust riser.

Plumbing and electrical update Levels 3–5 to A Rev 3.

Life safety · Civil · Structural

The aerial apparatus access lane sits on the podium deck, which S-001 loads for pedestrians

G-001 provides aerial fire apparatus access from the courtyard drive. C-102 places that lane on the podium courtyard deck over the garage. S-001 lists a live load of 100 psf (pedestrian, plaza) for the deck and no fire apparatus load.

Structural engineer and architect confirm lane location and loading.

The apparatus load the lane must carry should also be confirmed with the fire marshal. This review assigns no load.

Packages, cross-references and findings

Pick a finding to see the documents side by side with excerpt, file, sheet or page and revision, and the chain that ties them together. The matrix shows how the packages reference each other and where the findings occur. Click a cell to filter on that discipline pair. Fire ratings, the sprinkler standard and apparatus access are reported as the documents show them and are not checked against code. The fire protection engineer and the AHJ/fire marshal should confirm them before the findings are acted on.

    Method

    1. Title blocks, revision blocks and xref lists were read in every package. For each package the architectural background revision was recorded.
    2. Cross-references between packages (“see Fire Protection”, “by Division 28”, “see Civil”) were collected and counted by discipline pair. Each one was followed to the document it points to.
    3. Conditions one package relies on were compared with what the other package actually shows: systems, ratings, loads, locations and functions.
    4. Key terms were searched across all packages, among them NFPA 13R, closer, hold-open, aerial apparatus, fire damper and electric strike. Zero hits are reported where they support a finding.
    5. The Level 3 plan excerpt is simplified and redrawn from A-103 Rev 1 and Rev 3, with plumbing, electrical, mechanical and life safety items where each package shows them.

    Assumptions and limitations

    • Code compliance is not decided here. The review reports conflicts between documents. Which requirements apply under the IBC, NFPA 13 or 13R and NFPA 80 as adopted locally is for the architect of record, the fire protection engineer and the authority having jurisdiction.
    • Kansas has no statewide building code, so the city adopts the IBC and IFC editions that apply. The editions in force for this permit should be confirmed with the AHJ.
    • Impact sets the order for the coordination meeting. It is not a risk rating.
    • No 3D clash detection. Findings on elevations and penetrations come from 2D plans and the elevations noted on them.
    • Title block review and sheet-by-sheet revision comparison are out of scope.
    • Level 3 changes repeat on Levels 4 and 5 per the revision blocks. Levels 4 and 5 are not drawn separately.
