Summary

Text count

The text search counts 28 balconies too many

The floor plans contain 142 BAL tags but only 114 drawn balconies. 30 of the tags sit in the key plan on A-102 through A-106, six per sheet, on layer A-ANNO-KEYP, which is turned off and set not to print. The RFQ to the balcony supplier used all 142.

Missing tag

Two corner balconies on Building C, Level 5 have no tag

C5-01 and C5-06 are drawn as BAL-3 on A-105 but have no tag within 20 ft. The balcony schedule on A-603, Rev 2 therefore lists 16 BAL-3 instead of 18, and 112 balconies in total.

Have the architect add the tags and revise the schedule before the PO goes out.

Quote

The drawn count takes $435,700 off the quote

Cordell Balcony Systems quote Q-26-1187 is priced on the RFQ quantities of 70 BAL-1, 46 BAL-2 and 26 BAL-3, for $2,057,500. At the drawn count of 60, 36 and 18 it comes to $1,621,800 at the same unit prices.

Ordering to the schedule instead would leave Building C two BAL-3 units short on Level 5.

    Method

    1. The text on each sheet was extracted from the PDF with its position and layer, and every text object beginning with BAL- was counted. This reproduces the 142 in the RFQ takeoff.
    2. Balcony geometry is closed polylines on layer A-FLOR-BALC outside the exterior wall line with an area between 40 and 140 SF. Canopies and Level 1 patios are excluded.
    3. Each tag was paired with the nearest balcony outline within 20 ft whose plan dimensions match the type on A-521.
    4. Tags without an outline were checked against layer visibility in the PDF (optional content). Outlines without a tag were typed from their dimensions.
    5. Counts were compared with the schedule and the RFQ by level, building and type, and the quoted unit prices were applied to each count.

    Assumptions and limitations

    • Unit prices are assumed to hold regardless of quantity. The quote states no quantity breaks.
    • Level 1 is the concrete podium with ground-level patios and is not counted. Building C has four residential levels above the podium and no Level 6.
    • The check covers the Rev 2 floor plans. Exterior elevations and the structural attachment details were not counted.
    • Typing by dimension assumes the outlines are drawn to scale. Differences under 2 in were not assessed.
    • Unit prices are as quoted by Cordell Balcony Systems and have not been compared with current market prices. The estimator should check them before the PO goes out.
